4Pillars is licensed as a mortgage administrator under the Financial Services Commission of Ontario (FSCO). 4Pillars provides short term mortgages (through our private lenders) to residential and commercial borrowers, generally in the with a 12 – 18 month period term. The goal is to assist these borrowers to overcome whatever problem is preventing them from qualifying at a major commercial institution.
Loan to values vary depending on the type of property, but generally up to 80% on first mortgages, 85% on second mortgages, and up to 65% on commercial mortgage. We look at each deal separately and apply a common sense approach to the approval process.
